Extractors–Hot or Cold?

When cleaning commercial carpets, always test a small area first to be sure either system will work. Cold water extraction has been shown to be a safer alternative on natural carpet fiber, but there are potential issues that favor hot water extraction.

The pure mechanics of hot water extraction produce a more thorough cleaning. Hot water activates various chemicals and allows them to work better. It also gets through to the pad where some stubborn spot issues can reside. Cold water may not get the pad clean and certain sports can “wick” through even after cleaning.

Using a Sanitaire Big Wheel Extractor like the SC6088A makes sense when time is critical. The ten-gallon tank, 100 psi of water pressure, and heated hot water on board allow the operator to work an entire room.

When you locate a stubborn spot, mix some spotting chemical in a spray bottle and use hot water in the rinse. All of the controls are mounted in view on the dash of the two Sanitaire models making management easy. The big, 10-inch wheels provide easy loading and transport.


Mop vs Auto Scrubber

Once again, time becomes a major factor in this contest. A 28” auto scrubber can clean an acre of space (44,000 sq. ft.) in one hour. It can take over either hours using a traditional 24-ounce mop head with bucket wringer.

Of course not every office space has 44,000 square feet of bare floor in one area, but when you figure 12 minutes per 1,000 square feet for mop and bucket vs 90 seconds for the auto scrubber to cover the same area, you’ll to favor the scrubber for high traffic strips and hallways.

Sanitaire’s SC6120A (28”) and SC6220A (32”) Self Propelled Scrubbers are walk-behind machines that provide straight tracking on slick surfaces. Foot pedals activate both squeegee and brush controls, and they can clean for up to 8 hours on one charge.

Auto scrubbers reduce the slip and fall potential because the floors are dry immediately. There is also the advantage of doing a better job on floors with crevices and deep grout lines as the machine brushes reach deep and remove imbedded dirt in the process.

A mop and bucket is not to be overlooked, however. They are best used in smaller areas where using an extra scrubber is not convenient, such as behind toilets and under office chairs. However, using a mop and bucket increases the likelihood of spreading and leaving behind dirty water, which is not the case with an auto scrubber.

There will always be spills and dirt. Depending on the size of the area you can use a mop and bucket, the SC6120A (28”) or the SC6220A (32”). What is your time worth?
